Over the past three years, this site has been set up for intensive horticulture, with large-scale steel shedding, further substantial drained building pads, water treatment and storage, and a secure perimeter. It sits on Lemnos North Road, around 10 minutes north-east of Shepparton in the irrigated heart of the Goulburn Valley.

The centrepiece is a clear-span steel shed circa 100m x 36m designed with a drive-through layout. Alongside it is an earlier shed with lockable 23m x 14.5m plus large awning. The sheds suit horticulture, packing, warehousing or industrial storage.

The groundwork for expansion is in place. Raised, drained pads have been formed for four more sheds of a similar footprint to the 100m x 36m structure, with run-off directed to a catchment dam.

Outside the improvements, the balance of the land is open paddock with established tree lines, in more recent times, these paddocks have been cut for hay.
